OUR CONSTRUCTION PLAN PACKAGE INCLUDES:
• Artist rendered front elevation cover sheet
• Exterior elevations of all four sides
• Foundation and floor plans
• Cross sections and construction details
• Roof plan
• Kitchen and bath cabinet elevations (on select plans)
• General notes and construction guide specifications

NOTE All front elevation: foundation plan, floor plans, and cross sections at 1/4 scale. Side and rear elevations at 1/4, 3/16, or 1/8 scale.

CODE COMPLIANCE
Our plans are designed in accordance with the Residential Code of New York State's latest edition. It is the responsibility of the purchaser, if outside New York, to consult an architect or engineer in your area to review these plans for compliance with the applicable building codes.

SQUARE FOOTAGE
Square footage calculations are made from outside face of exterior walls and include all finished floor areas. Stairs are counted for both first and second floors in 1 1/2 and 2 story designs. Decks, porches, garages, and attic space are not included in square footage calculations.

These plans are protected by copyright. All rights are reserved by James Fahy Design. Any unauthorized reproduction, alteration, or use of these plans is prohibited. Please contact us should you desire to alter these plans other than that required to meet your state and local code requirements.

WET SEAL REQUIREMENTS FOR NEW YORK PURCHASERS
Plans built in New York State will require a wet sealed certification by James Fahy Design as required by the NYS Education Department. Click here for more information on Wet Seals.

New York State purchasers requesting Wet Seal Certification will be charged an additional $500 premium for plans to be built in counties differing in ground snow-loading, seismic design category or wind speed from that of Monroe County.
